Residents of popular tourist locations including Tenerife, Majorca, and Barcelona staged protests throughout the year to voice their worries about the effects of tourists on the environment, infrastructure, and cost of housing.

Responding to the demonstrations, local governments have declared a number of actions to address the problem, such as raising tourist charges and imposing restrictions on short-term vacation rentals.

In well-known Spanish destinations, housing in particular is a significant issue. There are now fewer houses available for locals to rent or purchase due to the rise in short-term vacation rentals, which has also raised rental prices.

When Spain’s prime minister announced plans to raise property taxes for non-EU buyers, who may face up to 100% in taxes, the matter made headlines. The purpose of the proposed proposals is to free up housing stock and stop foreign buyers from buying real estate without intending to occupy it.

Spain’s hotels and Airbnbs?

Yes, travelers can still make reservations at hotels and Airbnbs as usual. This is because existing vacation rentals are unrestricted, unless they meet the aforementioned requirements and were registered after February 22, 2024.

Are there similar limits at any other resorts?

Alicante and Madrid have implemented similar restrictions, and Barcelona has declared its intention to outlaw all short-term vacation rentals by 2028.
